Happy New Year to all of our friends, family and clients! Affinity Painting hopes that your 2018 is as special as it can be. In this article I would like to address some of our most frequently asked questions.

Q. Do you provide free estimates?

A. Yes, we provide free estimates. Your estimate will be conducted by one of our residential specialists in the comfort of your home. We will deliver the proposal on the spot so you do not have to wait days/weeks for an estimate.

Q. Do I have to buy the paint or is it included in your estimate?

A. Unless you have already purchased the paint, we will include the cost of paint in our estimate. It is always best for the Painting company to purchase the paint as it will save you money and time. Also, we will be using products that we are very familiar with to ensure perfect application.

Q. How long will this job take?

A. A simple answer is that every job is different, but it should be said that we calculate the amount of time that it will take to finish a job based on the amount of hours that we anticipate needing to complete. For example, we can completely paint a 12×12 room (Walls, Trim, and Ceiling) in about 10 hours.

Q. Do we have to be home while you are working?

A. We get this question often. The answer is no, you do not have to be home while we are working in your home. We have trust in our painters to respect your home and treat it with the same amount of care that they would in their own home. Of course, you are welcome to be there but it is not a requirement.

Q. What time do your painters work?

A. Our Normal work day will last from 8:30am-5:00pm. If you have a special request to start early or stay later, we are able to accommodate to suit your individual needs. Remember, it is our mission to make your painting experience as easy for you as possible.

Q. How long does it take for paint to dry?

A. It depends on the type of paint but generally speaking the paint will dry within 2 hours. Humidity and Temperature may affect the dry time. In all cases, you should wait 24 hours before rehanging pictures to allow the paint to fully “cure”.

Q. I’ve had three estimates and they are all different prices. How can I tell them apart?

A. There are three Major factors on Pricing estimates.

Labor Rate – Which can vary based on Insurance and overhead.

Amount of Prep/Detail – This is where most companies will differ. Most of the estimates I see from other painting companies do not outline HOW much detail is being put into the Prep portion of the job. This can make for a large difference in your price, and is something to watch out for as a homeowner.

Paint Quality – At Affinity Painting we choose paint based off of NEED, not budget. Other companies will try and sell you paint that is best for their margin, and not the best for your NEEDS.

“What is the appropriate sheen level to use inside of my home?”


Different Sheen Levels (Sherwin Williams Specs)

  • Flat – A non-reflective appearance that helps hide surface blemishes, making walls look smooth.
  • Matte – This flat finish is great for hiding surface imperfections, while its angular shine helps make walls smooth and washable.
  • Eggshell – Great to use for walls, eggshell finish has a slight hint of shine and holds up better to cleaning.
  • Satin – With its slight gloss, this finish offers the benefits of richer look. It works best for high-traffic areas.
  • Pearl – A subtle shimmer midway between eg-shel and semi-gloss offering a lustrous finishing touch.
  • Semi-Gloss – This lustrous, durable finish is perfect for areas that get cleaned frequently.
  • Gloss/High Gloss – This lustrous, durable finish is great for windows, doors and trim or any area that you would like to highlight.

Which Sheen is best for you?

Wow, that is overwhelming. Seven different sheens, how do I choose which is best for my home? Well, this will depend on a few factors.
  1. The better paint you use, the less sheen you need for superior washability. Whenever I am quoting a project, I ask the client how important it is for the walls to be washable. Most people tell me that is the most important thing to them. Once we get to the Sheen discussion, I will then tell them that when using a Premium product like Emerald from Sherwin Williams you can achieve an excellent wash rating without have to have “shiny” walls.
  2. We use Emerald by Sherwin Williams almost exclusively inside of houses for several reasons, but mostly because it offers a beautiful Matte FInish that is washable (even scrubbable). We use Emerald, Matte finish about 90% of the time.
  3. For Wood trim, it is really up to personal preference. I love high gloss trim, but not everyone likes the “wet” look. I just think that it is super elegant when you see a nice Matte finish wall sitting next to a beautiful High Gloss trim. However, there are drawbacks to using such a high sheen. If your Wood trim is damaged or you would rather not see every single imperfection, High Gloss is probably not for you. 90% of the time, we use Semi-Gloss on Wood finished because it is the most flexible.

For most families, the favorite time to gather is during the Winter months of the Holiday season. You have guests coming to your home from all over the world. Family members, in-laws, new additions to the family all will be looking forward to their visit to your home.


Common Areas

Let’s go over some Common areas that you should consider freshening up:
  1. Kitchen – This is the area of your home that will get the most amount of traffic during a holiday meal. If your kitchen will be the focal point of the gathering, it is important to have a welcoming color that compliments the other areas of the common space. Light Greys are very popular right now as they are able to offer many options with decorating and will typically blend with different cabinet colors.
  2. Main Guest Bathroom – Inevitably, your guests will need to use the restroom, does your guest bathroom have old wallpaper or embarrassing watermarks behind the towel rack? It is a great time to remove that wallpaper and use a great paint that is resistant to watermarks and stains. For Guest bathrooms I always suggest using a complementary color to the common area, but do something fun and bold. Great colors to use will have similar undertones to the common area but are lighter or darker.
  3. Dining Room – This is where your big meal will be served, it needs to be a space that is peaceful and elegant. I often see red colors in dining rooms, and I always think that is a bit too bold for an eating area. I tend to like to see a dining room have less color and subtle contrast to the trim. Great colors to use are ones that compliment the tablecloth or hutch. In most formal dining areas, a chair rail will be present to break up the wall a bit to offer a great opportunity to add a second color underneath that molding if you want to introduce an accent color to the mix.
While there are many more areas that your guests will see, I think that these are a great place to start. The best time to get your home ready for the holidays in terms of painting is right now. I have seen a tremendous amount of home sales lately in our market. It seems appropriate to address the circumstances that would cause you to want to paint the home you are selling or buying.

When you are selling…

  1. Bold Colors – If your home has been painted with a lot of Yellow, Red, Blue, Green and other bold colors it will not be “Seller Friendly”. It is important to neutralize the walls to give the potential buyers a better visual of the home without being distracted by the colors.
  2. Patching of Nail Holes – While it seems that these holes can be overlooked, most buyers will not want to decorate the home in the same way that it is laid out now. Patching holes from hanging pictures allows the new buyers to start fresh, hanging their pictures/artwork without having to cover the old holes.
  3. Dirty Walls, Scuff Marks – The easiest way to increase your home’s potential on the market to simply give it a fresh coat of paint. It can remain the same color if it is already neutral, but a fresh coat of paint goes a long way when you are showing a home to a potential buyer.

After you have Purchased…

  1. If the seller did not do what was suggested above – There are many cases in which the seller was in a rush or they did not have the available funds to update it appropriately. This means you probably got a great deal and have the capital to be able to make the changes yourself.
  2. The seller painted everything one color and you want to “make it your own”- The most exciting thing about buying a home is making it your own. If the seller has left you with a clean slate, now is the time to add color and customize your new home however you would like.
  3. Updating carpets/appliances/kitchen/bathrooms- This ties in a bit to “making it your own” but it is a bit different. Once you decide to update your carpets, the existing wall color may not work well with the new carpet, time to make a change. Similarly, if you plan to upgrade the kitchen with a new backsplash or countertops it is recommended that you paint as well to make sure that there will be a great color scheme in that space.
